A new construction home may seem like an easy enough process, but going in blindly without the representation of a Realtor can be risky. It’s not always as trouble-free as you’d hope, so having a buyer’s specialist representing you is crucial. They will be putting your best interest first and make sure you aren’t being taken advantage of by the builders and their representatives throughout the transaction. Here are a few specific reasons why having someone represent you is worth it.

It’s free!

You don’t pay to use an agent when purchasing, so you quite literally have nothing to lose.

Finding the right builder

Having a professional’s perspective to finding a builder with a great representation is critical. You’ll also benefit from having a network of vendors, lenders, and inspectors that are recommended by your agent. They’ll be able to match your needs with the builder that can meet them. They’ll help you find the builder that not only delivers exactly what you’re looking for, but for the right price and timeline as well.

Picking the right lot in the right neighborhood

With all the excitement that surrounds the new build process, buyers tend to overlook important features of a property. An agent will keep your location and property needs in mind during the search for the right property that works for you and your family. They’ll make sure that your decisions work for you now and also in the future when it will come time to sell.

Upgrades and plan modifications

An agent can likely help get incentives for you, meaning you’re able to get certain upgrades and modifications that you might not have been able to get without representation. An agent can also help make decisions that will increase the value of your home in the long run, which is great for resale down the road. You can make changes to your home that are going to benefit you.

Contracts and paperwork

Your agent and their team will be handling all of the paperwork and contracts. They will always have your best interest in mind and make sure that you are getting the best deal you possibly can. They can help you make the decision of the best loan type for you, purchasing processes, and making sure that you’re the beneficiary, and not the builder. They’ll ensure that nothing is overlooked in the purchase agreement that could end up negatively affecting you after you move in.

Negotiations

There’s so much more to the building process than picking your color cabinets and flooring. Having an agent that can run a comparative market analysis to ensure that you’re paying a fair price for the property is imperative. You don’t want to overpay for the home because you may be put in a tough spot when it’s time to sell. An agent can also negotiate terms around the building time frame, closing costs, incentives, and so many other aspects of the contract that an unrepresented buyer may not know to ask for.

Builder’s agents don’t represent you, they represent themselves

Stopping into a new build or builder’s office and using the onsite agent may seem easy, but this agent does not have your best interest in mind. They are working for the builder, not for you. They want to make sure that the builder is getting the best deal. An agent of your own can ensure you that you have a professional by your side walking you through each step of the process. Having someone representing you can make sure that you won’t be taken advantage of. Having an agent can also be comforting if there are any bumps that happen along the way.
