What to Expect During Your Inspection
The home buying process may be a new experience for you and having questions along the way is completely normal and understandable. One of the most important processes during your home purchase is the property inspection. Here’s an explanation of everyone’s role during the home inspection and what to expect:
The buyer
The buyer is going to be learning about the home during the inspection. Prepare yourself for this by looking over the property disclosures that are provided to you. Make a list of any questions or concerns that you may have from those property disclosures or things you may have noticed during your showing. Most inspectors request that you show up for the last 30 minutes of the inspection so they can focus and work efficiently. Most inspections will be a few hours in duration.
The buyer’s agent
Your agent will be attending the inspection. Your agent is aware of what to look for during inspections and can help you understand what is important and should be addressed before the transaction is final and what can be a quick fix after the home is in the your name.
The listing agent
The listing agent may attend the inspection to advocate for the seller, but most times they are not present.
The inspector
The PCS Pro Team has inspectors that we highly recommend. The inspector will come to the property to explain what the areas of concern throughout the home are, what things need to be fixed, and what the potential cost would be to fix it. They are not a contractor, so they will not be fixing the problems, but simply letting you know what problems are there.
