One major part of being a realtor is having clients—they are essentially the lifeblood of a real estate business. It is crucial for you and your business to generate enough leads to ensure success. Afterall, it is your job to help your clients buy, sell, and invest in themselves. Now, you may be wondering what some different ways are to build those client numbers. We’ve come up with a list of 14 ways to increase your clientele and potentials:

 

1.     Create Strong, Appealing Web Content: Technology is a way of life in 2020. Nearly everyone has access to social media and can search you and your business—make it appealing, organized, and easy to use for your clients.

2.     Build Your Online Presence: Clients can now search you right at the tip of the fingers before ever reaching out to you. They are going to do their research on you and your business. Create that strong presence by stating what services you provide, what locations you serve, what sets you apart from other realtors, and your testimony. 

3.     Promote Your Properties Using High-Quality Photos: By making the photos of the home clear, bright, and appealing to the eye, you can entice potential buyers. They want to be able to envision themselves in the home. Providing high-quality photos allows them to do just that!

4.     Host Open Houses: Hosting open houses is a great way to meet potential clients week after week. This is a great opportunity for you to swap information, pass out a business card, and get to know what the potential clients are looking for. 

5.     Volunteer in Your Community: This is a meaningful and organic way to generate leads in your community. By volunteering and interacting in your community, people are getting to know you and forming a trusting relationship with you. (Plus, who doesn’t want to get involved in the community?!)

6.     Maintain Contact with Past Clients for Word-Of-Mouth Referrals: Past clients serve as a testimony of your business. If they were satisfied, they are likely to recommend you to family and friends who are house hunting in the area. Consider ways that you can keep in touch with them such as emails for birthdays and anniversaries, dropping off a small gift for holidays, etc. 

7.     Post Real Estate Updates on Your Social Media: Did your clients go Under Contract? How many closings did you have last month as a team? Did you help your buyers get their home sight-unseen? Advertise what is happening within your business to show that you are working hard for your clients!

8.     Engage with Followers Online: If someone comments on your new listing, respond and ask if you can schedule a showing for them. If someone messages you asking how much a home is, let them know and ask if that home has what they are looking for. Interact with your followers and offer to help them through this process. 

9.     Use Multiple Platforms of Social Media to Advertise: By expanding your social media and using other platforms, you are increasing your number of leads. You are creating a wider audience because not everyone has both Instagram and Facebook. If someone comes across your account on Instagram, have your Facebook linked so they can search your other platforms. 

10.  Build Your Brand and Be Consistent: When clients are looking for a realtor, it could be overwhelming. Build your brand around the client and understand their wants and needs. Be a resource for them and help them step by step. 

11.  Host Events for Clients and Potentials: Consider hosting an event for your clients and your potentials. It could be virtual or in person! Making your clients feel involved and remembered is a great way to keep those clients for life and also generate new ones!

12.  Share Live Tours of Homes for Those Who Can’t Attend an Open House: Facebook live is a crucial new tool for the real estate business. It means that you can share live tours of homes and your leads can watch from their phone at home. In times like these where we’re facing a global pandemic, this is important because it’s like you are hosting a virtual open house. 

13.  Be Approachable Both in Person and Online: You want your audience to feel like they can come to you if they have a question. One way to create this relationship between you and the client is to relate to them. By relating to them through a post, a comment, or a story, you are showing that you’re just like them and have experienced the same thing that they are going through. 

14.   Be Yourself – You should want to represent your business in the most personable way. Your business is a representation of who you are as a person. If your potentials look at your business online, can they tell who you are as a person?  

 

By using these 14 tips, you can ensure that you are creating a knowledgeable, reputable, well-established real estate business which will help you when you are bringing in new clients.
