Homebuyers enjoy using an open house to help find them a home. Having a presentable showing—meaning, clean from top to bottom—priced to sell, and located in a high-traffic spot, means you are on your way to having a successful open house. Pay attention to detail and you can increase the odds of a good offer as a result from the open house. You could even potentially receive an offer on the spot. Here are some tips to help your open house go smoothly:

 

·      Advertise the Open House

Let people know about the showing. Give your open house a boost by sharing it on social media. On the day of the open house, consider sharing signs in the neighborhood and a few blocks away on the major streets. Consider attaching balloons to the open house signs or arrows pointing the right direction. You want potential buyers to clearly know which property is having the open house. 

 

·      Prepare the Property for the Showing

Here are ways to make the house eye-catching, clean, and inviting. First, remove all vehicles from the driveway. Open blinds, window coverings and drapes to let in natural light. Serve light refreshments and snacks. Do not, under any circumstances, use any type of air freshener as some people could be allergic. Consider creating a bulletin board with photos of the house during different seasons to showcase selling points. 

 

·      Provide the Details

A successful open house isn’t just about the appearance; it also includes the details. Provide flyers filled with quality photos, key points, and unique features of the home. Have brochures and/or pamphlets available that contain financing options. Set out documents that include inspection reports, major repairs and warranties, and even blueprints. 

 

·      Interact with the Visitors

Your interactions with the visitors are just as important as the house itself. Be outgoing and cheery as you greet each visitor. Find out their wants and needs, then show them how this house fits those requirements. Additionally, get feedback. Ask buyers what they thought during their tour of the home and if they would consider buying it. If you don’t receive an offer at or after the open house, that doesn’t mean your event wasn’t successful. It may take time to obtain a pre-approval letter and an offer could come a few days later. 

 

By following these tips, you can guarantee that you are prepared for the open house. Think of ways that you can make it even more appealing to the visitors and potential buyers. Always remember, open houses are a great way for a homebuyer to find their home.
